Starting situation and idea

The Dolder Waldhaus built in the 70s was commercially very successful for a long time. After 40 years of operation, the hotel has aged and falls short of expectations in operational as well as architectural terms. Furthermore, the building structure offers only limited room for the necessary comprehensive alterations.

Approach

Implementing an organisational structure with well-defined responsibilities, careful appointment of competent partners in key functions, early definition of key parameters (return on capital, interaction between operation and hotel spaces, “view for all” principle, embedding in landscape, design ideas) were all key factors contributing to success.

Challenges

Realising a project of this scale in an exclusive residential district is demanding on every level for a wide range of issues e.g. involving the neighbourhood, liaising with authorities, monitoring profitability, managing contractors, implementation by the planning team, public relations etc. Lean management of all these issues was challenging.
