On 28 April 2026, the City of Zurich granted the final building permit for the first phase of the Altwiesen residential development on Altwiesenstrasse/Dübendorfstrasse. This milestone marks the start of construction works on three buildings – two for the client Habitat 8000 AG (buildings 5 and 10) and one for CPV/CAP Pensionskasse Coop (building 9).
The Altwiesen residential development is located at the heart of the historic garden city of Schwamendingen. It creates significantly more housing on existing settlement land while consistently continuing the green open spaces that have defined the neighbourhood since it was established in 1948.
Boltshauser Architekten AG is responsible for the architecture as general planner. The design concept is based on a consistent hybrid construction method and open access-gallery and balcony layers as a defining principle for circulation and design. A distinctive feature of the material palette is the use of clay. This natural building material regulates the indoor climate, balances humidity and noticeably reduces the project’s ecological footprint. All buildings will be built to Minergie-P standard.
Preliminary works on the site have been under way since 2025: the existing buildings have undergone hazardous-material remediation and demolition, piling works have been carried out, and excavation of the building pit, the blinding layer and foundation trenches have been completed. With the building permit now granted, the next major step towards completion follows.
Fanzun is involved in the project under two independent mandates. Commissioned by Boltshauser Architekten AG, Fanzun holds overall project management and contributes expertise in structural and civil engineering, building physics, acoustics and fire safety planning within the general planner team. Mandated directly by the clients, Fanzun is also responsible for construction management, including on-site supervision and tendering.
