Initial Situation & Concept

At the heart of the garden city of Schwamendingen lies the «Altwiesen» site, which is being sustainably densified through a cooperative process involving various owners, in the interest of high-quality overall planning for the neighbourhood. Through the staggering of the building volumes in section, the scale of the surrounding context is preserved despite the densification.

The clients Swiss Life, Habitat8000, CPV/CAP Pensionskasse Coop, Gesellschaft Neubau Altwiesen, Stiftung Einfach Wohnen and the Räbsamen family intend to construct ten large-scale residential buildings, some of which are connected via shared underground car parks. We provide all construction management services for three of the clients for the construction of the residential buildings.

Approach

Thanks to close collaboration and an open dialogue between the client and general planner, challenges are identified at an early stage and solutions are developed together. Active cost management forms the basis for achieving the client’s targets.

Challenge

Coordinating all the wishes and expectations of the various clients, and clarifying and coordinating the interfaces between the different buildings.
