Genziana Lodge Obersaxen: Fanzun develops innovative living concept in the Alpine region

Innovative model opens up new perspectives

The Genziana Lodge marks a turning point in alpine tourism: it opens up the opportunity for investors outside the classic hotel industry to invest in managed apartments – without having to be a hotelier or marketer themselves. This pioneering project is the starting point for further Genziana Lodges throughout the Alpine region.

The model combines alpine living with professional hotel service, creating a win-win situation: owners can use their apartment themselves for up to six weeks per year while also benefiting from long-term rental income through a pooling model with clearly defined participation. The investment is not an anonymous object, but a project with a personal connection – with personal contact, direct decision-making channels and a partner network with decades of experience in hospitality, operations and real estate development.

Due to changing legal conditions for the construction of second homes, managed apartments are becoming more common. The Genziana Lodge is the first to make this model systematically accessible to investors outside the hotel industry.

The initiators – Andrea Jörger (hotel consultant and Managing Partner at Horwath HTL Switzerland), Dr. iur. Robert Schlup (lawyer specialising in international hospitality) and lic. iur. Ion Eglin (lawyer and hotel law expert) – bring decades of expertise in hotel consulting and hotel law and have developed this forward-looking concept.

A unique project in Obersaxen

The Genziana Lodge is being built right next to the mountain railway and comprises 20 managed residential units (9 x 2.5 rooms, 9 x 3.5 rooms, 2 x 4.5 rooms) as well as 4 second homes (1 x 2.5 rooms, 1 x 3.5 rooms, 2 x 4.5 rooms). The units can be purchased and professionally managed by Genziana Lodge as the operator – a model that combines tourist appeal with economic viability.

Fanzun as general planner

Fanzun is responsible for the general planning of this pioneering project. The complexity lies in combining different requirements: architectural quality for an alpine ambience, operational functionality for professional hotel operations, and the legal framework for this innovative management model.

Our interdisciplinary team from development, architecture, civil engineering, fire protection, building physics and construction economics is developing a solution that will serve as a pioneering project for further Genziana Lodges throughout the Alpine region. Close collaboration with the initiators and the municipality of Obersaxen makes it possible to realise a project that sets new standards both architecturally and conceptually.

Public presentation and next steps

This week, the public information event on the planned Genziana Lodge took place in Obersaxen. The building application will be submitted on Monday, 1 December 2025. Completion of the Genziana Lodge is planned for 2028.
