New face for Croatian luxury resort

Since 1991, Hotel Belvedere was a derelict war ruin standing opposite the old town of Dubrovnik/Croatia, a UNESCO World Heritage site. A private investor acquired the site and has transformed it into a five-star luxury resort.

 

The 43’000 m² Belvedere site is predestined for use in tourism and hospitality. It lies on a choice piece of real-estate on the Adriatic coast with proprietary access to the sea and exclusive view over the old town of Dubrovnik. The investor turned to our project developers in Spring 2014 with the vision of building a five-star luxury report on the site.

 

Tactful diplomacy for successful negotiation

As the client representative and project developer, Fanzun drew up a sustainable business model for the new hotel, planned an international architecture competition and held negotiations with Croatian authorities. In summer this year, the architecture competition was held with submissions from renowned participants including Zaha Hadid Architects (London) and Foster + Partners (London). The selected winner was 3LHD Studio from Zagreb/Croatia. Fanzun’s proposal to modify the General Urbanistic Plan (zoning plan) was unanimously approved by the City Council. We are very pleased to be able to implement our client’s vision and to have found a competent architecture partner in 3LHD.

 

New standards in hotel building

The five-star luxury resort will at once combine exclusiveness, seclusion and calm and set new standards among hotels in the Mediterranean. The hotel will offer generous suits, villas, an exclusive restaurant as well as a sprawling spa area amidst a park. The resort will offer all the facilities of a prime location overlooking the old town of Dubrovnik on the one side and the Croatian island world set in the azure waters of the Mediterranean on the other. The newly conceived spa area is sure to set new benchmarks.
