Starting situation and idea

The up-and-coming Brünnen neighbourhood is to receive a residential development with around 120 apartments on plot 5. Following a competition with prior prequalification, the architecture firm atelier ww successfully won the commission. Fanzun was engaged by the client to handle cost management.

Approach

Based on the overall target costs, Fanzun prepared a rough cost estimate with separate target costs for the respective specialist planners and consultants. Through close collaboration with the planners and the client, the projected target costs could be met.

Challenges

Given the rental situation in the Bern Brünnen area, the client has great concerns regarding the lettability of its property. For this reason, the rental costs and the targeted return were defined at a very early stage.
