Rossboden Commercial Centre, Chur

Starting situation and idea

The investor was looking to add a commercial rented property to his asset portfolio. Fanzun evaluated a suitable plot in the industrial zone on Rossbodenstrasse/Chur for the purpose. City of Chur being the owner sold the property with building rights to the investor.

Approach

The 8.6m load-bearing grid was suited for car parking in the basement and flexible spatial division on the upper floors. The projecting parking deck on the first floor yielded a large frontage for the commercial areas on the ground floor. The bronze-anodised saw-tooth shaped aluminium cladding lends an individual character to the building.

Challenges

Space had to be created under one roof for an access ramp over three floors, delivery trucks, flexible floor space for commercial use, service, sales offices. The project required the use of environment-friendly materials and an energy-efficient structure with low building and maintenance costs.
